Transportation Plans: Getting Around The Villages and Lawson Hills
Healthy communities have an inherent energy to them. This vitality naturally produces a certain amount of traffic and activity. As Black Diamond becomes a stronger and more vibrant community, traffic impacts generated by new residents and visitors must be appropriately mitigated to preserve the small town character that is the foundation of the community. YarrowBay is committed to preserving that foundation by implementing a transportation strategy over the life of The Villages and Lawson Hills. To ensure that transportation mitigation keeps pace with MPD development and appropriate improvements are constructed at the appropriate time, YarrowBay has proposed the Traffic Monitoring Plans, set forth in Exhibit F of the Development Agreements. YarrowBay also intends to implement roundabouts in lieu of signals wherever feasible.
Under the terms of the MPD Permit Approvals, the City of Black Diamond will create a new regional traffic model to guarantee that the steps taken by YarrowBay to mitigate traffic are effective. If we have not adequately dealt with traffic concerns, the City is authorized to recommend additional measures necessary to further mitigate traffic created by the MPDs. This system ensures that YarrowBay will responsibly address any additional traffic created by new residents and businesses within the MPDs.
Furthermore, vehicular transportation within The Villages and Lawson Hills is only one component of mobility. All forms of transportation and mobility have been considered in the design of The Villages and Lawson Hills and alternative methods of transportation are promoted to reduce traffic flow in the area. Streets and trails are bicycle friendly to encourage cycling for recreation and daily transportation. Our homes will be charger-ready for electrically powered motor vehicles, and charging stations will be provided at a number of public parking locations
Through our proactive approach to traffic mitigation and our careful work with the City to monitor developments, we can ensure that the traffic impacts of MPD development are adequately addressed and residents of Black Diamond, both current and future, can get where they need to go in a timely manner.
