Low Impact Development

Fundamental to our design philosophy is a focus on low impact development (LID). Smart growth calls for clustered development which gives the built environment a compact form and by doing so maximizes those shared and open spaces. Utilizing these principles, The Villages and Lawson Hills have been designed with an eye towards preserving and enhancing open spaces, and protecting the natural features and beauty of the land. The new neighborhoods are woven between hundreds of acres of open space, are compact in form, and are linked by a network of trails.

LID focuses on more natural ways of ensuring development has the least impact on the environment. The use of pervious surfaces, clustering of development areas, infiltrating rainwater into the soil, the use of plants and settling ponds to cleanse water, and developing a site plan where higher density housing is in close proximity to local retail to reduce vehicle trips are just a few of the LID techniques that will be used in the new Districts of Black Diamond.
